Owning a property abroad really does make you happy -- and "you stop moaning", claims Place in the Sun presenter Jasmine Harman.
She discovered this while revisiting new British property owners who had spent their first year in sunnier climes.
Harmin, 48, said: "Without exception, everybody that I've been back to visit having previously found them a property, there's not been a single person who's had any regrets.
"Everybody says, 'You know, we are so happy'."
She added: "Even if they've had challenges and even if, you know, there were obstacles of some kind, and they couldn't come out for a year, they're still so happy they've done it."
But do the Brits stop moaning?
Replied Harmin: "Your readers will find this hard to believe, but yes, they do stop moaning.
"It's because it's a really life changing thing for so many people, and makes them very happy."
Harmin first began presenting the hit Channel 4 show more than 20 years ago.
Closing a deal still makes her feel emotional.
"I had one of those moments this morning where you negotiate, and you get to agree on a price.
"It's like a high.
"You say to them, 'Yes. We've got it! We've got a deal. It's yours! That's your new home, abroad.' It's just a lovely feeling. And I always cry.
"I had a good old cry this morning. I was so happy for them. This couple had had a lot of ups and downs and so they really deserved it."
